1-3 nights bookings require a maximum 2 night deposit, 4 or more night bookings are subject to a 50% of total stay cost deposit. Deposits are due upon completion of reservation. Please use your credit card for deposit payments. The 14.45% Massachusetts room tax is not included in the deposit.

Cancellations must be received 14 days before scheduled arrival in order to receive a refund, less a $75.00 processing charge. For more than one reservation, each room is subjected to a $75.00 processing charge. Date changes or reduced stays are also subject to a $75.00 processing charge.
Refunds for cancellations (including partial cancellations) within 14 days prior to arrival are subject to resale of the entire cancelled reservation. If we are unable to resell the reservation, the Deposit will be forfeited, and your Credit card will be charged for the entire duration of the originally made reservation.

Massachusetts Occupancy Room Tax: 14.45%

Massachusetts Meals tax (where applicable): 7.0%

Amenities Fee: $27 per night, per room will be added to your nightly room rate. All rates are based on double occupancy. Additional guests (where applicable) are subject to a $72.00 nightly surcharge, plus tax. Children under 5 are free of charge, 5yrs-10yrs $50.00.

Breakfast Gratuity: Your Full American Breakfast is included. A 20% breakfast gratuity will be added to your room.
